Garage doors have two types of springs that lift the weight of the door. Torsion springs are located above the garage door header on a shaft that extends the length of the door. Extension springs are stretched back along the horizontal track of the door which uses pulleys to lift the door as the springs contract. A common statement I hear is "my garage door cable is broke". Which rarely is the case. What happened is the torsion spring broke, and lost tension causing slack in the cable. Garage doors springs break due to age and change in temperature.  Here in middle Tennessee it may be freezing today, and 70 degrees tomorrow, making the spring metal wire expand and contract.  They can break anytime. These springs are under extreme pressure, and should only be repaired by a qualified garage door technician.
What about my garage door opener? While the springs lift the weight of the garage door, your garage doors opener is just for your convenience. Its only purpose is to raise the garage door for you.  A lot of clients always ask if they need a 1/2 hp or 3/4 hp. If you use your garage door 2 to 4 times a day, and the garage door is properly balanced, than the choice is really up to how much you want to spend on an opener. The most common garage door opener repair is replacing the nylon gear which drives the chain or belt. If the door is heavy or out of balance, this puts stress on the gear, and eventually strips the nylon teeth into fine pieces. Repairing the opener is usually preferred over replacement due to cost.
